Trailer monitoring without surprises
Tank, power, camera and gas sensors for washroom and office trailers, fitted during the build or added to units already in your fleet. Alarms sound on the trailer and alerts reach your phone.
Serving fleets across Western Canada and the US. Built and supported in Edmonton, Alberta.

What you can monitor
One hub per trailer takes every sensor on this page. Fit the ones you need now and plug in more later without replacing anything.

Water tank monitoring
Pressure sensors on the drains read fresh, grey and black tanks to the percent. The app projects the pump-out date from the last week of use.
Water tank monitoring
Power monitoring
Voltage, mains and current draw, read every minute. Alert when mains is lost or a breaker trips, so you catch a failed heater circuit before the lines freeze.

Trailer security camera
Motion sends a photo to your phone and saves a ten-second clip. Night vision to 30 metres, with a siren and floodlight you can trigger from the app.

Gas detection
Methane, H₂S and CO sensors wire into the hub. A gas alarm trips the horn on the trailer and sends the phone alert at the same time.

Alarm control
Four relay outputs drive industrial horns, beacons and locks. Set each rule once, on the status screen or in the app, with armed hours per output.

Cellular connectivity
Adds phone alerts, history and the office dashboard. Local alarms run without it, and an external antenna covers weak-signal sites.

Book the pump-out before the tank fills
A float switch reports a full tank only once it is full. A pressure sensor on the drain reads the level all day, within a few percent, and sludge does not stop it. You see the grey tank at 70% on Tuesday and put the trailer on Thursday's run with the three units beside it.
- Fresh, grey and black read to the percent
- Up to 4 tanks on one hub
- Pump-out date projected from the last week of use

Catch the tripped breaker before lines freeze
The monitor reads battery voltage, mains presence and current draw every minute. When the mains drop, a breaker trips or the genset stops, the alert goes out on the next reading, while there is still time to send someone before the lines freeze. Draw history shows which trailers pull the most power.
- Voltage, mains and current, read every minute
- Alert when mains is lost or a breaker trips
- Battery backup keeps the hub and alarms running

Know who visits after hours
Motion sends a photo to your phone and saves a ten-second clip. The alarm follows armed hours you set, so crews on shift during the day do not trigger it. You can sound the siren and switch on the floodlight from the app. The camera runs over LTE and needs no Wi-Fi on site.
- Photo alert plus a ten-second clip per event
- Night vision to 30 metres
- Armed hours on a schedule you set

Horn on site, alert on phones
Methane, H₂S and CO sensors wire to the hub. When a reading crosses the threshold you set, the hub trips the horn on the trailer and sends the phone alert at the same time. Four relay outputs drive industrial horns, beacons and locks. You set each rule once, on the status screen or in the app.
- Methane, H₂S and CO sensors on the hub
- Four relay outputs, armed hours set per output
- Does not replace personal gas monitors
Build your setup
There are no kits. One hub goes in each trailer, you pick the sensors it needs today, and you plug in more when the job changes.

Where it runs
The same hub and sensors go on any trailer; the site decides which ones you fit.

Installed in an afternoon
Mount the hub and sensors
Tank sensors fit the drains with standard fittings, no cutting. The hub mounts inside the trailer and runs on 120 V mains or 12/24 V solar and battery.
Set the alarm rules
Pick the levels and hours on the status screen or in the app: grey tank at 80%, mains lost, motion after 7 p.m. Rules set once apply to every trailer.
Alarms run on the trailer
The horn sounds and the status screen shows the alarm on site, with or without signal. With cellular, your phone and the office dashboard get the same alert, with history.
Every trailer on one screen
The iPhone app pushes each alert to whoever is on call. SMS covers people without the app. The web dashboard at app.modsensors.com keeps the history and shows the fleet on a map for the office. A rule set once applies to every trailer.

Common questions
Does it fit the trailers we already have?
Yes. The tank sensors use standard fittings on the drains, with no cutting, and the hub fits trailers of any age from any manufacturer.
Can it be installed when a trailer is built?
Yes. We fit the same hub and sensors during a new build, so the trailer arrives on site with monitoring in place. Either way the install typically takes an afternoon.
Does it work where there is no cell signal?
The horn, lights and status screen run on the trailer and keep working with no signal. Phone alerts, history and the dashboard need the cellular connection. On a weak-signal site we fit an external antenna.
What happens at minus 30?
The sensors are rated for −30 to +50 °C and sit inside the trailer; only the cameras are outdoors. If mains is lost, battery backup keeps the hub and alarms running, so the alert about the heater circuit goes out while there is still time to send someone.
Can I add sensors later?
Yes. Every sensor and add-on plugs into the same hub, so adding gas detection, a temperature sensor or a camera next year does not mean replacing anything.
